Features
No feature here is a checkbox. Each one exists because a society secretary was doing it by hand.
Visitors and the gate
The part everyone notices first, and the reason guards stop phoning flats.
- Pre-approve a guest — they arrive with a QR code and a door OTP
- Walk-ins notify the flat and wait for approve or deny
- Passes can be single-use or valid for a window
- Deliveries, cabs and staff logged with vehicle details
- A searchable in/out log by flat, name or date
- Goods out-passes, so nothing leaves without the flat's approval
Maintenance and money
One ledger the committee and the resident both read.
- Charge heads billed per flat or per square foot
- Automatic penalties on overdue bills
- Online payment, or cash collected at the door with a receipt
- Part payments, with the balance carried correctly
- A live arrears list, by flat
- Expenses recorded against a budget, and finance reports
- Collector handovers, so cash in hand is accounted for
Water and electricity
Metered utilities that end up on the same bill as everything else.
- Meters per flat, per building or common
- Readings by period, with corrections that do not double-charge
- Flat rate, per-unit or slab tariffs
- Charges billed straight onto the maintenance bill
- Residents see their own usage history
Amenities
Bookings that respect capacity, instead of a diary at the gate.
- Clubhouse, courts, halls and gardens as bookable slots
- Real per-slot capacity, honoured under simultaneous bookings
- Optional committee approval per amenity
- Paid slots, with the payment tied to the booking
- Guest counts and cancellation rules
Committee and rights
Authority that belongs to an office and a term, not to a person forever.
- President, vice-president, secretary, joint secretary, treasurer, members
- Dated terms; a seat grants nothing before it starts or after it ends
- Each office carries its own capabilities out of the box
- The society can narrow any office's powers
- Resignations mid-term revoke access immediately
- Handover leaves the records with the society
Owners, tenants and family
Who lives in a flat, decided by the person who owns it.
- Owner, tenant and family members held separately
- Owners approve their own tenants — not just the office
- Leases with start and end dates
- Access ends when the tenancy does
- Owners-only documents and ballots stay owners-only
- Move-in and move-out requests with approval
Marketplace and rentals
A noticeboard that is not a public classifieds site.
- Sell or give away used and new items
- List a flat for rent or lease — only if you own it
- Photos, price and condition
- Committee moderation where a society wants it
- Listings expire instead of going stale forever
Notices, polls, documents, meetings
The paperwork a registered society is obliged to keep.
- Notices and events that reach phones, not a scrolled-past group
- Polls: one vote per flat, or owners only, counted properly
- Document library with visibility — all members, owners, committee
- Meetings with agenda, attendance, proxies and minutes
- A discussion forum for the things that are not a complaint
Helpdesk, SOS and staff
Complaints with a status, and an alarm that reaches everyone.
- Complaints by category, assigned, with a status and a history
- SOS alerts to every guard and administrator at once
- Society staff attendance
- A vetted directory of plumbers, electricians and services
Facilities and assets
The things a society owns and has to maintain.
- Parking slots allotted to flats
- Assets — lifts, pumps, generators, fire equipment
- Annual maintenance contracts, with expiry visible before it bites
- Move in and move out scheduling
Underneath
The parts you only notice when they are missing
One society cannot see another
Every record is scoped to its society, and the boundary is enforced on the server, not in the app.
Money is counted in whole paise
No floating-point rupees. A bill paid twice at the same moment is collected once.
Sign-in by phone, no passwords
A one-time code by SMS, rate-limited per number and per network. Signing out ends the session on every device.
You can act for your own flat only
Gate passes, out-passes and alerts are checked against the flats you actually belong to.
Works on a modest server
Runs on shared cPanel hosting with PostgreSQL, or a small VPS if you want live updates.
Your data stays yours
Self-hosted on your own domain and database. Export it, back it up, move it.
Want to see it running?
A demo set up with your buildings and flat numbers says more than any feature list.
